Services

We manage the planning, design, permit, and construction management phases with some additional services as well.

Planning Phase

  • Obtain consultant fee proposals from architects, civil engineers, geotechnical engineers, and any other consultants deemed necessary for the project.

  • Complete a site feasibility analysis and on-site investigation. This includes the evaluation of the zoning deed restrictions, utility availability, lot division and other agency approvals.

  • Develop a project scope of work, budget, and schedule based on initial investigation and client needs.

Design Phase

  • Work closely with clients to refine design standards.

  • Coordinate and review soils, surveys, and environmental reports.

  • Manage the architects, civil engineers, and other consultants in the preparation of plans and specifications needed for permitting and construction.

  • Ensure that all the consultants are coordinated to meet their schedule for completion of drawings.

  • Assist in value engineering. Review plans to determine if alternative methods or materials can be used to provide higher quality or less cost.

  • Review construction documents to ensure their completeness and that they are within the standards established by the client.

  • Monitor the project schedule for completion of design.

Permit Phase

  • Coordinate the submittal of permit and utility applications.

  • Provide representation at municipal / public hearings.

  • Manage traffic engineers, attorneys, and permit expeditors.

  • Provide coordination for PUD approvals, rezone and variance, wetlands mitigation and other jurisdictional approvals and processes.

  • Monitor the projects schedule for completion of permitting.

Construction Management Phase

  • Coordinate the competitive bid process to ensure the best value for the client.

  • Prepare a bid spreadsheet and bid analysis to the client of the winning bid.

  • Negotiate construction contract with selected general contractors.

  • Conduct pre-construction meeting and establish construction time frames and expectations for all parties involved.

  • Conduct on-site inspections of the project for conformance to plans and specifications and monitor progress against the established schedule.

  • Report project construction schedule status on a regular basis to the client. Monitor schedule against the client's planned opening / completion date.

  • Report project costs to the client on a regular basis. Monitor the cost against the approval budget.

  • Facilitate the clients changes during construction. Review pricing for such changes to ensure that it is fair.

  • Review work orders, change orders, and draw requests and make recommendation for payment.

  • Coordinate the delivery and installation of the client's furnished equipment.

  • Oversee final inspections and obtain occupancy permit.

  • Coordinate and deliver organized project close-out package to the client.

  • Field Inspection of each facility.

  • Inspection Report of each facility.

  • Site Photos of each facility.

  • Estimated Cost of the required repairs.

  • Executive summary and Capital Expenditure summary of the entire project.

We can assist our clients with their next program development; whether it is a remodel, roll-out, or programmatic retrofit on a national or regional level, we can assign our experienced team to provide the following services: 

  • Due Diligence services including field inspection, inspection reports, and site photos of each facility.

  • Develop programmatic scope of work, budgeting, and scheduling which can be streamlined for specific groupings, such as regionalization.
